Build A Box

A house system you can use yourself.

“AI here is a tool for intelligent design. It is not meant to replace design.”

Who

Lester Cox · Build A Box House · modular housing, sold between Beijing and the Bahama

He asked for

One document — the brief for a design competition his company wanted to host

What was wrong

The renders kept drifting back toward shipping containers. No shared definition of what made a house a Build A Box house.

What he had · his own drawing · april 2025

The move

So the job changed. Not a better document — a definition the house could be built from.

Before

A sketch

Nine days of argument

Five versions

One accepted picture

His own sketch · april 2025

v01 — “plain old boring square boxes”

v02 — “the boxes are not containers”

v05 — accepted, 27 april

The Four Rules

A House, In Seconds

off-grid, dry grass

street level, shopfront

two storeys, in the trees

a pair, sharing a court

Four of his complaints became
the DNA of every house.

Four of his complaints became the DNA of every house.

His words, in order · “the boxes are not containers” · “we need buildings that stand as tall as A frames” · “add a band or accent that makes the roof taller” · “there is no diversity in the materials”

01 Not a container — Every test had to answer one question first — does this read as a house?

02 Taller than wide — Vertical proportion, not a pitched roof, is what gives it presence.

03 Flat roof, projecting — The roof stopped being a lid and became the building’s strongest shadow.

04 Concrete, timber, glass — One vocabulary, many finishes — variation without a new style every time.

01 In construction, and inside

Same kit every time → the rules are constructional, not cosmetic

Deep-set opening → the projecting roof becomes the window’s shade

02 When many of them stand together

In a line → they hold as a street

Around a shared middle → a cluster

At settlement scale → a micro-village

03 Under an instruction it was never given a picture for

A yellow patch returns a window · a shape drawn over the sky returns a storey

A new house

…unmistakably taller than wide, a grounded yet lofty structure that mimics the stature of a hip-roofed home, without its slope. Crafted in warm concrete and vertical wood cladding… the flat roof extends confidently forward like a sculpted brow… every iteration uses concrete, wood, and glass as primary materials…

We did not make the next Build A Box house. We made it possible for someone else to make one.
